Overseas real estate · seven markets

Overseas property, 6% to 40% returns

We select, underwrite and place property for private investors across seven markets — rental income in the Gulf, short-let yield in Georgia and Bali, fix-and-flip in the United States. Every asset survives the same eight tests before you see it.

Where we place capital

Seven markets, each with its own regime, its own currency and its own reason to be on the list.

Ranges are observed returns by market, not a forecast or a guarantee. Each market's basis is stated below — a rental yield and a return on a completed flip are not the same measure. Property values can fall.

How capital goes in

Four ways in. The maths decides which one is yours.

01

Off-plan

Buy before completion on a developer payment plan. Capital staged over construction, exit at or after handover.

02

Ready, income-producing

Completed stock let from day one. Yield from month one, no construction risk, financeable at full LTV.

03

Fix and flip

Under-priced ready stock, refurbished and resold. Returns come from the works and the timeline, not the market.

04

Cash or mortgage

We arrange financing alongside the asset, for residents and non-residents. The borrowing ceiling decides the shortlist.

The filter

Every asset runs eight tests before it reaches you.

If we cannot write the exit, we do not write the entry.

Cash or mortgage — we arrange both

Non-residents borrow up to 60% against completed UAE property. Start with the deposit.
